The eagle is our emblem for a reason: a long view, a sharp eye for detail and patience before the move. We listen to what you want, shortlist developer projects that fit, and tell you plainly what is known and what is not, including that off-plan homes are finished in the future.

What does “off-plan” mean?
Off-plan means you buy a home before the building is finished, and sometimes before construction starts, from plans, renders and the developer’s price list. Completion is a future date set by the developer and it can move, so read each project’s page and ask us about anything that is unclear.
Can I buy from Nigeria?
Many enquiries come from buyers in Nigeria and abroad. Whether a purchase can be completed without travelling depends on the developer and the country, so we explain the steps for the specific project before you commit to anything.
Who handles the purchase?
You tell us what you are looking for and we send you options. Once you choose a project, Palmera’s licensed agents handle the purchase with the developer.
What does it cost beyond the starting price?
The starting price is rarely the whole cost. Registration fees, taxes, service charges and legal costs differ by country and by project. Each project page shows what is known for that project; ask for the full list of costs before you pay anything.
Will the property earn rent or rise in value?
We cannot promise rental income, returns or a rise in value, and nobody honestly can: prices and rents can go down as well as up. We help you compare projects on what is known: the developer, the location, the payment plan and the handover target.
Does buying give me residency or a visa?
We do not promise residency or a visa. The rules differ by country, change over time and depend on your own circumstances, so please check with the country’s official immigration authority before you buy.

Prices, availability and handover dates are shown on each project’s own page, which is kept up to date. Check the project page, then ask us to confirm before you decide.
